Real Estate market on Costa del Sol 2023

Leading economy newspaper summarized the key reasons why the demand and prices for property in Spain will continue on the up this year:

1. By far the most important one and that many property buyers aren’t aware of: scarcity of buildable LAND. The cost of land accounts for 50-60% of the total cost of property. Government doesn’t release any new land since over 30 years ago. So, the deficit for land to develop is higher each year, as is the price for the remaining land to develop.
2. Post pandemic mentality and teleworking has created opportunity for millions of people around the world to work from anywhere. Perfect warm climate, safety and several other factors mean more of these people choose Costa del Sol.
3. Construction costs continue to rise
4. Other investment assets have been dropping considerably and the “brick” becomes fast the preferred way to invest
5. Financing is available to the profiles of the property buyers and developers that are deemed the most “secure”, this way making the industry and the actual buyers from financial standpoint more safe than ever.
6. Inflation- as everything continues to rise in prices, keeping funds in savings or a bank rather than invest, becomes a losing choice

Although the price rises in Spain 🇪🇸 are set to slow down, predicted 2-4% annually, in Costa del Sol and particularly for the Newbuild properties, this % will still be considerably higher than average.

Scarcity in long term rentals are also forecasted to further rises in prices for tenants, so buy -to -rent still continues to be a profitable choice for investors.

This particular development on the photo, as example, increased in price off plan by over 40% last year since launch and pre sold out on available units, with some more units released last week

Best news for Marbella & Malaga for 2023

Over the last few weeks Malaga and Marbella have received many accolades, awards and other fantastic news.

Tourism for both cities has been beating all world records in 2022 and is set to once again reach the top in 2023.

To mention a couple, Marbella just won the title of "European Best destinations 2022” Capital of the sun in Europe. Marbella is the preferred destination for travellers looking for relaxation, shopping, refined hotels and restaurants, golf, outdoor sports, elegance and refinement for unforgettable holidays”
